Terms & Conditions

Cleaning

The occupant must ensure that the property is left in the same clean, neat, and tidy condition as when they arrived, which includes washing dishes and properly disposing of rubbish. Any additional cleaning or the removal of excess garbage will be deducted from the security deposit. Rubbish should be placed in the outside bin with the lid securely closed. Recyclables must go in the yellow bin only. No surplus rubbish should be left on the street or the property.

If the owners are away, it would be appreciated if the bins could be put out on the street on Sunday night.

Party Size

The number of persons using the accommodation must not exceed the maximum number stated in the rental agreement, namely, 2 adults. The names and home addresses of all guests must be provided with the booking form. The studio is not suitable for small children.

Pets and Smoking Policy

The apartment has a “no pets” and a “no smoking” policy. The property is located within a National Park, and the wildlife frequents the property daily.

Security Bond

A Security Deposit of $300 is required at the time of balance payment, due before or upon arrival. This deposit will be refunded within 14 days of departure, contingent upon a satisfactory inspection. The Client is responsible for protecting the property, including its furniture and fittings, from any damage, and the property should be left in a condition comparable to its state upon arrival. The security deposit may be applied in part or in full to cover breakages, damage to the apartment and its furnishings, excessive cleaning or garbage removal fees, loss of a key, or if the number of guests exceeds those previously declared.

Liability

The tenant and members of their party cannot under any circumstances hold the owner responsible for any and all personal injuries, damage to the apartment during rental, or theft arising out of or connected in any way to your rental of our property.

Travel Insurance

Travellers are strongly advised to take out a comprehensive travel insurance policy before departure to cover themselves in the event of cancellation, loss of deposit and flight bookings, damage to property, or theft.

Noise and quiet enjoyment

The apartment is situated in a peaceful residential neighborhood with strict noise and conduct guidelines. Any noise that disturbs neighbors is prohibited. The property is not permitted for commercial use, and parties, loud music, and anti-social behavior after 10:00 pm are strictly forbidden. Causing disturbances to neighbors may result in immediate termination of the rental agreement and forfeiture of the bond. A $100 deduction from the security deposit will be imposed for excessive noise. Additional expenses arising from violations of this policy, such as security calls, cleaning, and repairs, will also be taken from the security bond.

Breach of terms

The Owners or their representative reserve the right to refuse admittance or terminate the booking without compensation if these terms and conditions are not observed. Jurisdiction. All eventual disagreements or disputes will be governed by NSW law

Property Description

This agreement is for the short-term letting of Treehouse Studio as temporary holiday accommodation, a 2-bedroom studio apartment, with 2 person maximum occupancy, located at Wategos Beach, NSW.

Reservation and Payments

To reserve the Studio, please submit a written request with your arrival and departure dates and the number of guests. A mobile phone number for 24/7 contact during your stay is required for security purposes. A 50% deposit confirms the booking, with the balance due 30 days before arrival. For reservations made less than 30 days in advance, full payment is required. Please verify the booking confirmation details, as paying the deposit indicates acceptance of the terms.

Payments can be made via cash, bank transfer, or credit card through PayPal (fees apply). Once the deposit clears, the booking will be confirmed in writing via email.

Cancellation

Regrettably, last-minute cancellations result in lost revenue. All cancellations must be submitted in writing. The deposit is fully refundable up to 30 days before the arrival date. If the Client cancels anytime after the 30-day mark before the occupancy date, the deposit will not be refunded unless the property is re-let for the entire period, subject to a cancellation fee of 10% of the rental amount. The owners will make every effort to ensure the property remains available as booked. However, the owners reserve the right to modify bookings due to unforeseen circumstances.

Arrival and Departure Times

Check-in time is normally after 2.00 pm and check-out time is 10.00 am on the agreed day, or by prior arrangement.

Minimum and maximum stay

The minimum rental period is 5 consecutive nights. The maximum rental period is 2 calendar months.

What’s included

The apartment is fully furnished and equipped with linen and towels. The rental includes maintenance, once only cleaning and change of linen and the cost of electricity and heating. Additional cleaning and linen changes during your stay can be arranged in advance at a fee.

Parking

Parking is available on street only
